Job Title: Maintenance Supervisor Department: Operations

Reports to: Property Manager

We're looking for a hands-on HVAC-certified Maintenance Supervisor to lead and inspire service professionals. You'll be the heart of building operations and the go-to expert for preventive maintenance, repairs and keeping our communities running smoothly and safely. Your leadership skills will shine as you guide and support other staff, help set priorities and make sure projects stay on track. From inspecting and estimating to reporting and cleaning up, you'll take ownership of every step.

Job Summary:

Responsibilities include but are not limited to the following: Under general supervision, leads a team of service technicians in the performance of semi-skilled general maintenance and/or preventive maintenance work. Employees will perform more difficult assignments in building construction and maintenance.

Duties and Responsibilities:

  • Supervise and schedule crew include housekeepers, painters, groundskeepers, and service technicians.
  • Assisting in making staffing recommendations and supervising maintenance personnel in the absence of manager.
  • Performing other duties as assigned.
  • Manage inventory control.
  • Manage the purchasing of material.
  • Manage estimating jobs.
  • Fill out all appropriate logs.
  • Manage D&R, supplies, Replacements and Capital expenses to budget.
  • Manage make ready turn time to less than 13 days completion.
  • Manage staffing appropriately to allow for minimal overtime.
  • Always maintain work tickets at less than 10% of the unit count, i.e., 300 units equals less than 30 work tickets.
  • Always provide excellent customer service.

Minimum Requirements:

  • Four years related work experience, three years of which must have been in the trade area where assigned. General knowledge of maintenance and construction. Maintenance Supervisors are required to have a personal cell phone to be reached at any time.

Knowledge, Skills and Abilities Required:

General knowledge of and skill in a variety of semi-skilled building construction or maintenance and repair

practices and techniques used, and knowledge of safety practices and procedures related to the assigned trade areas. General knowledge and skill in the use of tools and equipment of the trade. Skills in inspecting and making adjustments, repairs, and replacements to building fixtures and mechanical equipment. Ability to understand and follow oral and written instructions; to communicate effectively; to prepare estimates of time and materials required for assigned work; to apply quality and safety standards; to complete logs and prepare records and reports; to work in, on, around, over and under fixed equipment or machinery; to work at heights; to manipulate heavy equipment, tools, supplies and/or exert force up to 70 lbs.; to concurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces and adverse weather or temperature conditions; to wear and work in personal protective equipment.

Working Conditions and Physical Effort:

  • Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, and/or loud noises.
  • Extensive physical activity. Requires strenuous physical work; heavy lifting, pushing, or pulling required objects over 50 pounds.
  • Work will be performed on rooftops and will require the use of a ladder or lift device.
  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
  • Work will involve walking, sitting, standing, walking up and down steps, bending, and twisting of the waist, arms, legs, wrists, ankles, hands, and feet.

Requirements:
  • A minimum of 2 year(s) supervisory experience in the multifamily industry as a Supervisor.
  • A Valid U.S. Driver's License is required.
  • HVAC Certification Required: Type II or EPA Universal.
  • Experience troubleshooting appliances.
